Buying a home comes with a lot of advice… and honestly, not all of it is true.

❌ Myth #1: You need to put 20% down to buy.

Reality: Some loan programs allow qualified buyers to purchase with as little as 3%, 3.5%, or even 0% down. The right option depends on your finances and the loan program. It’s not a one-size-fits-all rule.

Myth #2: You should wait for interest rates to drop.

Reality: Trying to time the market rarely works. If rates fall, you’ll likely have more competition from other buyers. If buying makes sense for your goals and budget today, you can often refinance later if rates improve.

Myth #3: The Zestimate is exactly what a home is worth.

Reality: A “Zestimate” is an automated estimate and not an appraisal or market analysis. It can’t account for upgrades, condition, location nuances, or buyer demand, which all play a huge role in a home’s actual value.

Myth #4: A price drop means something is wrong with the house.

Reality: Not necessarily! Sometimes sellers adjust their price to better match the current market, attract more buyers, or because their plans have changed. A price reduction can actually create a great opportunity.

Myth #5: Buyers always have to pay all the closing costs.

Reality: Closing costs are negotiable. Depending on the market and the terms of the offer, sellers may agree to contribute toward a buyer’s closing costs or other expenses.

Myth #6: New construction doesn’t need a home inspection.

Reality: Even brand-new homes can have issues. A professional inspection can uncover items that are easy to fix before closing and help protect your investment.
