Salt, sand, and wind…oh my!
Coastal living offers an idyllic lifestyle full of gorgeous views, endless adventures, and limitless beach-front relaxation. It’s no wonder that families are rushing to the coastline for a sunny home base or a dreamy seasonal retreat.
Whether you’re already a coastal home owner or considering making the move to your favorite beach town, it’s important to remember that the warm, salty air you crave brings a unique set of maintenance requirements to keep your property in vacation-worthy shape. But don’t worry! We’ve put together a checklist to make seasonal maintenance a walk in the sand.
Inspect Roof & Gutters
If you live on the coast, you’re no stranger to the rainy season! High humidity and moisture alongside a larger volume of rainfall can put a lot of pressure on your roof and gutters.
Seasonal gutter cleaning removes clogs due to leaves or sand, and keeps you ahead of unwanted issues like corrosion and rot in your eaves or soffits. Be sure to secure your gutter in case of high-winds, and check the downspout to keep water from pooling near your foundation.
Don’t forget your roof! Check your roof for debris, algae, missing tiles, or corroded fasteners or flashing (especially after storms). A great seasonal practice is to give your roof a nice rinse with a gentle roof cleaner. You can even just use water from your garden hose!
Schedule HVAC Maintenance
This is especially important if you have outdoor units! Checking your filters, vents, ducts, and external units helps keep your air clean and safe for your whole family. Some companies offer deals for a yearly membership to ensure you never miss an inspection (and score a nice deal while you’re at it). As we mentioned before, it’s always good to keep an eye out for salt water corrosion, which can sneak its way onto your outdoor units if you’re not careful!
Clean Windows & Siding
Removing surface-level salt, dirt, and sand from your windows doesn’t just refresh them; it also protects them! Skipping this step invites mildew and mold damage as well as unwanted scratches to your glass and screens from sand abrasion. Consider a regular power wash on your exterior siding to prevent buildup, as well.
Inspect Decking
Salt belongs in the ocean, not on your deck! But without regular maintenance, it’s bound to make its way there. Salt water has a tendency to break down protective coatings. Check your deck for signs of moisture damage and regularly rinse with clean water to help remove any salt buildup.
Inspect the structural integrity of your deck after storms, as frequent wind can cause damage over time.
You may want to consider replacing older metal fasteners and re-coating your wood with UV- and moisture-resistant finishes to prolong the life of your decking.
Check Exterior Sealing
